Look over our vacancy list and decide which property you are interested in. Fill out an application. Then, once approved, you can schedule an appointment to view the property.

We will then schedule an appointment to view the property, and we will request the deposit in order to hold the property. Once we decide on a move-in date, you will be required to pay a pro-rated first month’s rent at the time of signing your lease.
The deposit is the same as one month’s rent and must be paid within 24 hours of application approval in order to hold the property.
Yes, we require all tenants to sign leases.
Per most utility companies. you must be 21 years or older in order to be the primary on the lease.
The move-in date will be determined by the availability of the property and the time frame wanted by the tenant. Although once you pay your deposit, it will only hold the property for up to 2 weeks if the property is vacant and ready. If you have not signed a lease in this 2 week period, you will forfeit the deposit.
Some owners will allow you to paint the walls with a landlord approved “neutral color.” If you paint any color other than neutral, you will be required to paint it back a neutral color before you move out.
This depends on which property you apply for, what type of pet you have and the number of pets.
Call the office during normal business hours, report the issue online on your tenant web access account, or text our after hours number if it is an after hours emergency.
Most of our properties require tenants to be responsible for all utilities, however certain properties or apartments may include it in your rent.
Rent is due on the 1st of every month.
You can pay rent online through our tenant web access portal. We also accept cash, check or money order in the office or at our drop box at 3501 Bluecutt Road, Columbus, MS, 39705.
All deposits are refundable and cannot be used for the last month’s rent. We do take our floor care fees depending on which type floors you have, but it is usually a minimum of $150.
